Raven Real Estate

Sell on a plan, not a guess.

Most pricing mistakes come from looking at the wrong sales. We start with what actually sold near you, recently, in similar condition, and build the plan from there.

How selling with Raven works

  1. Value and plan

A written estimate prepared with AI from recent MLS sales near you and checked by your agent, then a plan for price, timing and preparation.

  2. A listing agreement

In writing: what your agent does, how they are paid, and the Raven transaction fee. Commission is negotiable.

  3. Prepare the home and the listing

What to fix, what to leave, and how the home is presented and described.

  4. On the market

Listed in Realcomp, the MLS for Southeast Michigan, where agents look for homes for their buyers.

  5. Offers and negotiation

Your agent compares offers on price, terms and certainty, and negotiates for you.

  6. Inspection to closing

Repairs, appraisal, title and the closing table, with every date tracked.

Costs, up front

Your listing agreement states your agent's compensation and our $395 transaction fee before you sign. Our fees, in plain words.

Michigan sellers also pay state and county transfer tax at closing. How transfer tax works.

Seller questions

Is the home value an automated estimate?

Not on its own. It's prepared with AI from recent closed sales near your home in Realcomp, then a licensed Raven agent checks it, adjusts for size, condition and features, writes it up, and explains how they got to the number.

What does it cost to sell?

Your agent's commission is set in your listing agreement and is negotiable. Raven charges a $395 transaction fee, paid at closing and written in the listing agreement from the start. Michigan sellers usually also pay the state and county transfer taxes and some title costs.

Do I have to fill out a seller's disclosure?

Usually yes. Michigan's Seller Disclosure Act requires most sellers of homes with one to four units to give buyers a seller disclosure statement. Your agent tells you whether yours is one of the exceptions.
