Questions agents ask before they join
The plan
What is the split?
80% to you and 20% to Raven, until Raven's share reaches $5,000 in a calendar year. That happens at $25,000 of your own GCI. After that you keep 100% of your own business until January 1.
What counts toward the $5,000 cap?
Raven's 20% share of your own-business GCI. The 25% referral fee on office-provided leads doesn't count.
When does the cap reset?
January 1, every year.
Does the client really pay the $395?
Yes. It's disclosed at the first meeting and in the buyer or listing agreement, and it's collected at closing. It applies to every buyer or listing side, including after you cap. It doesn't apply to leases or to referral fees you earn by referring a client out.
What other fees are there?
None from Raven: no monthly, desk, technology, E&O or onboarding fees. You pay your own Realtor association and MLS dues directly, the same as at any brokerage.
Is there a monthly-fee plan?
No. There's one plan for every agent.
Leads
Do you give agents leads?
Sometimes. When the office passes you a lead, Raven takes a 25% referral fee off the top, then the normal split applies. It doesn't count toward your cap. We are not a lead-generation brokerage, and we don't pretend to be.
Who gets a lead from my page on ravenreg.com?
You do. Because the brokerage brings that visitor to the site, it counts as an office-provided lead, so the 25% referral fee applies. Your own clients, referrals and listings are your own business and never pay it.
Support and tools
What does broker mentorship include?
On your first three transactions, the broker reviews your offers and key documents before they go out. Questions get an answer the same business day. After that, bring the broker any deal. There's no fee for it.
What tools do I get?
Keyway Offer, our offer tool with an AI assistant and built-in e-sign, and the Raven back office, where you track your deals and your cap. Both are included.
Can I bring my team?
Book a call. We're finishing a team agreement and will walk you through how it works.
Making the move
Is the call confidential?
Yes. We don't contact your current brokerage, and we don't share that we spoke.
How do I move my license to Raven?
Your license moves from one broker to another through LARA, Michigan's licensing agency. Book a call and we'll walk you through the steps and the timing for your situation.
I'm finishing pre-licensing. Can Raven sponsor me?
Yes. In Michigan your salesperson license needs a sponsoring broker before it issues. New agents get broker review on their first three transactions and the same plan as everyone else.
