How buying with Raven works
A short call
Where you want to live, what the home needs, your budget and your timing. Fifteen minutes is usually enough to start.
A written buyer agreement
Before you tour, you and your agent sign a buyer agreement that says what your agent does and how they are paid. MLS rules require one before the first showing.
New listings, as they list
Your agent sets up a search in Realcomp, the MLS for Southeast Michigan, so matching homes reach you the day they come on the market.
Tours and an offer
Your agent tours with you, pulls recent sales to price an offer, and writes it with you.
Inspection to closing
Inspections, appraisal, title and the closing table: your agent keeps every date and document on track.
What it costs
Your agent's compensation is set in your written buyer agreement, and it is negotiable. Sometimes the seller agrees to pay part or all of it. Your agent explains your options before you sign.
Raven charges a $395 transaction fee on each purchase, paid at closing. It is in your buyer agreement from the first day. What our fees are.

Buyer questions
Do I need a buyer agreement before touring a home?
Yes. Under MLS rules in effect since August 2024, an agent must have a written agreement with a buyer before touring a home with them. It sets out what your agent does and how they are paid, and you can negotiate it.
What does a buyer's agent cost?
Your agent's compensation is written in your buyer agreement and is negotiable. A seller sometimes agrees to pay part or all of it; your agent explains the options before you sign anything.
Is there a Raven transaction fee?
Yes: $395 per purchase, paid at closing. It is written in your buyer agreement from the start, so it is never a surprise on the closing statement.
Which areas do you cover?
Oakland, Macomb and Wayne counties, from our office in Lathrup Village.
