- 80/20
- 20% to Raven until you cap.
- Annual cap
- $5,000
- Reached at $25,000 of GCI. Resets January 1.

- Transaction fee, paid by the client

What it costs you, in one sentence
At Raven, your all-in cost is 20% of the GCI you bring in until you've paid $5,000 that year, then nothing. That's it.
What you get

- Broker support
- Broker review on your first three transactions, and same-business-day answers. After that, the broker helps on any deal you bring.
- Keyway Offer
- AI-assisted offer writing. Talk the offer through once, in any language; the built-in assistant fills the forms and office rules catch missing terms. E-sign built in.
- The Raven back office
- Your deals, your cap progress and your CRM in one place at office.ravenreg.com.
- A real office
- 28551 Southfield Rd, Suite 206, Lathrup Village.
Who Raven is a good fit for
- Agents who produce their own business and want to keep more of it.
- Part-time and newer agents who don't want a monthly fee hitting them in slow months.
- New licensees who want a broker to check their work on the first deals.
Who we're not the right fit for
If you need a brokerage to hand you leads every month, we're not it. Office leads come in occasionally, and they carry a 25% referral fee.

Questions agents ask
Does the client really pay the $395?
Yes. It's disclosed at the first meeting and in the buyer or listing agreement, and it's collected at closing. It applies to every buyer or listing side, including after you cap. It doesn't apply to leases or to referral fees you earn by referring a client out.
What counts toward the $5,000 cap?
Raven's 20% share of your own-business GCI. The 25% referral fee on office-provided leads doesn't count.
When does the cap reset?
January 1, every year.
What will I still pay on my own?
Your Realtor association and MLS dues. Raven doesn't set or collect them, and they're the same wherever you hang your license.
Is there a monthly-fee plan?
No. There's one plan.
What does broker mentorship include?
On your first three transactions, the broker reviews your offers and key documents before they go out. Questions get an answer the same business day. After that, bring the broker any deal. There's no fee for it.
Do you give agents leads?
Sometimes. When the office passes you a lead, Raven takes a 25% referral fee off the top, then the normal split applies. We are not a lead-generation brokerage, and we don't pretend to be.
Can I bring my team?
Book a call. We're finishing a team agreement and will walk you through how it works.
Is the call confidential?
Yes. We don't contact your current brokerage, and we don't share that we spoke.
