West Bloomfield is a charter township in western Oakland County, north of Farmington Hills. Realcomp recorded 760 residential and condo sales there in 2025, with a median residential sale of $515,000 and a median of 30 days on the market.

The homes

Most sales here are single-family homes: 534 of the 2025 sales were residential, and 226 were condos, with a median condo sale of $329,500. Homes include subdivision houses and houses on the township's lakes, where the frontage, the shoreline and any dock usually matter as much to the price as the house.

Lakes and lake boards

The township has many inland lakes. Pine Lake Park, on West Long Lake Road by Pine Lake, has a canoe and kayak launch. Many lakes in Michigan have a lake board, set up under Part 309 of the state's environmental law (MCL 324.30902), that can assess lakefront and lake access parcels for improvement work. Upper Long Lake, shared with Bloomfield Township, is one: its board assesses parcels on both sides of the township line. Before you buy on or near a lake, ask whether the home is in a lake special assessment district, what it pays, and what the deeded lake access, if any, allows.

Getting around

Orchard Lake Road runs north and south through the township, and Maple, Walnut Lake and Long Lake roads cross it east to west. Public roads belong to the Road Commission for Oakland County, but some neighborhoods are on private roads, maintained by their owners. If a home is on a private road, ask who plows and repairs it and what that costs.

Parks and the trail

The township's parks department runs 12 parks and facilities with nearly 600 acres of public parkland. The West Bloomfield Trail, a former railroad corridor, runs 6.8 miles from Sylvan Manor Park in the east to Haggerty Road in the west, through West Bloomfield, Orchard Lake, Keego Harbor and Sylvan Lake. Those three are separate cities, with their own taxes and services.

Buying here: taxes and costs

Millage rates in West Bloomfield depend on the school district as well as the township, and the township has seven. As anywhere in Michigan, a home's taxable value resets after a sale, so estimate your taxes from its state equalized value (how uncapping works), add any lake or road assessments, and file the Principal Residence Exemption after closing.
