Novi sits in southwest Oakland County where I-96, I-275 and M-5 meet. Realcomp recorded 620 residential and condo sales in Novi in 2025, with a median residential sale of $573,750, the highest of the cities in our first guides, and a median of 21 days on the market.
The homes
Most of Novi was built from the 1980s on. Expect colonials and ranches in planned subdivisions, many with homeowners associations, plus a large share of condos and attached homes, and new construction on the remaining open land. Ask early about association dues and rules; they are part of your monthly cost.
Getting around
The I-96, I-275 and M-5 interchange puts Novi within easy reach of Ann Arbor, Detroit Metro Airport and the rest of Oakland County. Grand River Avenue and Twelve Mile Road are the main local corridors.
Lakes, parks and shopping
Walled Lake sits on Novi's northern edge, and the city has lakes and parks throughout, including Lakeshore Park. Twelve Oaks Mall and the Suburban Collection Showplace, a large convention and expo center, are in Novi.
Buying here: taxes and costs
Novi's taxes depend on the school district and any association assessments. A Michigan home's taxable value resets after a sale, so estimate from the state equalized value and claim the Principal Residence Exemption after closing.
