Farmington Hills is a large, mostly residential city in southwest Oakland County, a few miles from our office. Realcomp recorded 727 residential and condo sales there in 2025, with a median residential sale of $413,000 and a median of 24 days on the market.
The homes
Farmington Hills was built out mainly from the 1950s through the 1990s. Expect brick ranches and colonials on wooded lots, tri-levels, and condo communities, with some older farmhouses and newer infill homes. The age of a home here often tells you what to inspect: original windows, furnaces and roofs on mid-century houses, and association rules in condo communities.
Getting around
I-696 crosses the southern part of the city, and M-5 and I-275 run along its western side, so Southfield, Novi, Livonia and Detroit Metro Airport are all within a short drive. Orchard Lake, Middlebelt and Twelve Mile are the main local roads.
Parks and downtowns
Heritage Park, with trails and a nature center, is the city's largest park. The small downtown of the separate City of Farmington, surrounded by Farmington Hills, has restaurants and a farmers market.
Buying here: taxes and costs
Farmington Hills and its school districts set their own millage. A Michigan home's taxable value resets after a sale, so estimate your taxes from the state equalized value, and file the Principal Residence Exemption after closing.
